What should my next project car be?

Ok, this is about the only forum related to cars I frequent and trust some of your alls opinions, and I have been wanting to get another project car to replace my Miata that I had for 18 years. I live in a cubicle house in San Antonio and have a "2 car garage" that is pretty much my auto service/hobby room. I've always wanted to tackle a kit car, but I don't have the space for that (requires a donor car, wouldn't vibe well with the HOA).
